Project Information

Nini’s Bakery

A small detached bakery-only production space proposed for 6712 Staley Lake Rd, designed for baked goods production with off-site sales and minimal neighborhood impact.

Why this page exists We want to be transparent with nearby property owners.

Neighbors may receive a formal zoning notice as part of the county review process. This page explains, in plain language, what the proposed bakery project is and what it is not.

Overview

What we are planning

We are proposing to convert an existing detached 12’ x 24’ structure into a small bakery-only production space for Nini’s Bakery.

The space would be used for preparing baked goods such as cookies, cinnamon rolls, cheesecakes, and similar sweet treats. The proposed operation is small in scale and intended for off-site sales, such as markets, events, wholesale orders, or other future approved sales channels.

This is not proposed as a traditional walk-in retail bakery, restaurant, café, drive-through, or high-traffic commercial storefront.

Project Scope

Small-scale bakery production

1

Detached structure

The bakery would operate from an existing detached accessory structure, not a new large commercial building.

2

Bakery-only use

The focus is baked goods production. No fryer, drive-through, or restaurant-style service is proposed.

3

Off-site sales

Products are intended for off-site channels, such as markets, events, wholesale orders, or future approved sales channels.

Zoning Notice

Why neighbors may receive a notice

As part of the county review process, nearby property owners may receive a formal zoning notice related to our request.

That notice is part of the required public process. It does not mean a large commercial development is being proposed. The request is related to a small detached bakery production space on our existing property.

Neighbor Letter

Letter to our neighbors

Dear Neighbor,

We wanted to let you know that you may receive a zoning notice related to our property at 6712 Staley Lake Rd. We understand that zoning notices can sometimes be concerning, so we wanted to explain what we are proposing in plain language.

We are planning a small bakery-only production space for Nini’s Bakery in an existing detached structure on our property. The space would be used to prepare baked goods such as cookies, cinnamon rolls, cheesecakes, and similar items.

This is not intended to be a restaurant, café, drive-through, or large retail storefront. We are not proposing a new commercial building, subdivision, or major change to the character of the property. The bakery use would be small in scale, with limited staffing and off-site sales.

The county process requires notice to nearby property owners, which is why you may receive a formal notice. We wanted to provide this explanation so you understand that the request is related to a small detached bakery production use, not a large commercial development.

We appreciate being part of this community and want to be respectful and transparent with our neighbors. Please feel free to contact us if you have questions.

Sincerely,
Tiffany and Jason
